The director of Housing and Land of the Ministry of Transport, Mobility and Urban Agenda, Francisco Javier Martín , indicated this Wednesday that he expects that this year there will be a larger volume of deductions for housing rehabilitation in Spain, as well as a greater mobilization of application for aid once the autonomous communities begin to grant them.
In the presentation of the update of the 'Guide on tax relief for the rehabilitation of homes and residential buildings through Next Generation European funds', carried out by the General Council of Economists (CGE) and the Higher Council of Colleges of Architects ( CSCAE), Javier Martín has declared that despite the "discouragement" in the sector given the "impasse" that has existed when it comes to granting aid for the rehabilitation of homes, "demand has been awakened" for support and there has been an "exponential growth."
"In these next few months from here, practically to Phone Lead the summer, we are going to see how there is going to be a very substantial change in the number of resolved requests ," he said. "A new wave of applications will arrive," he added.
Likewise, he explained that, to the extent that it is adjusted to the personal income tax return of each taxpayer, the tax deduction can be applied for at least four years up to a maximum of 15,000 euros per home, so that on the fee can be subtracted about 3,000 euros per year from the declaration up to a maximum of 9,400 euros.
"Regardless of the processing of the aid, the deduction allows progress with rehabilitation, so let's not wait to activate the rehabilitation process when the aid is granted. It can be done sooner," he explained.
Likewise, he pointed out that "tax deductions have the advantage that they are direct, universal and have a very broad scope", so they are a "great window of opportunity", while urging citizens to start the work of rehabilitation so as not to waste this aid.
"I believe that this combination of such powerful aid and such powerful tax deductions will most likely continue in the coming years, but it will not be indefinite and it will not be eternal," he clarified.
Comprehensive home rehabilitation and energy efficiency
At the event, the president of the CSCAE, Marta Vall-llosserae, recalled that housing is an essential piece in the well-being, health and safety of people, which is why she has insisted that rehabilitation be done from a vision "comprehensive", taking advantage of the opportunity opened by European funds and existing bonuses.
"Each building is different and requires an accurate and precise diagnosis, made by the appropriate professionals, based on an exhaustive analysis that identifies its real needs and potential for improvement," she stressed.
In addition, she has stressed that we must comply with the "requirements of the European Union that are proposed through the European Green Deal for a decarbonized housing stock by 2050", where emphasis is also placed on reducing what is the energy demand.
